  1. Seller’s Agent: Acting exclusively on the seller's behalf, the seller’s agent (or listing agent) promotes the seller's interests with loyalty and fidelity. This agent negotiates and advocates for the seller, disclosing all known adverse material facts about the property to potential buyers.

  2. Buyer’s Agent: Dedicated solely to the buyer, this agent works to promote the buyer's interests with utmost good faith. The buyer’s agent negotiates on behalf of and advocates for the buyer, including disclosing any known adverse material facts to sellers.

  3. Transaction-Broker: This neutral facilitator assists both the buyer and seller throughout the transaction without acting as an agent for either. The transaction-broker performs terms of the agreement, informs the parties, presents offers, and assists with contracts and closing, while ensuring all known adverse material facts are disclosed.

  4. Customer: A customer is someone involved in a real estate transaction who does not have a brokerage relationship with the broker, meaning they have not engaged the broker as an agent or transaction-broker.
